How to turn listing photos into a video for free

You already paid for the photos. A free video is a second cut of those same frames, with a slow move on each one and two exports: one tall, one wide.

Use photos you are allowed to use

Start with the photographer's delivery, not a screenshot of the listing page. MLS Now rule 3.1 says a participant must own the images or have written permission to use them, and it bars visible branding, watermarks, agent photos, marketing overlays and QR codes.

If you are in California, do not "improve" a room with software. Business and Professions Code section 10140.8, added by AB 723, treats an image as digitally altered when photo software or AI adds, removes or changes fixtures, furniture, flooring, walls, landscaping, the facade or the view. Ordinary lighting, crop, straighten and color correction are not in that definition. A video built by adding furniture the house does not have is an altered image, and the statute requires a conspicuous disclosure plus a way to see the original.

Pick eight to twelve frames, in the order a buyer walks

Open the photo set and delete near-duplicates. Keep one frame for each of these, in this order:

Eight frames at about four seconds each is roughly half a minute. Twelve frames is under a minute. That is enough. A twenty-photo tour makes every room too short to read.

Leave out closets, laundry, the second similar bedroom, and any frame with a person in it. MLS Now also bars photos of the agent or broker.

Put a slow move on every photo in iMovie

iMovie is Apple's video app on Mac and iPhone. It puts the Ken Burns effect on photos you add: the frame appears to sweep and zoom. Apple's own steps are in Add the Ken Burns effect in iMovie on Mac.

On a Mac:

Keep the move small. A kitchen that flies from the ceiling to the floor looks broken. One gentle push-in on the living room, one slow slide across the counters, one pull-back on the yard.

On an iPhone, iMovie applies Ken Burns when you add a photo. Apple's viewer controls let you set the start frame and the end frame the same way. Adjust effects in the viewer in iMovie on iPhone.

Add four text cards and nothing else. Price, beds, baths and square feet on the first card. A two-word room label if the room is ambiguous. One line for a real feature that is in the photos, such as a fenced yard. An end card with your name, brokerage and phone for the social cut only.

Export two shapes

The same timeline does both jobs if you duplicate the project and change the crop.

Instagram's reel recording page says you can record up to 20 minutes, and that reels over 3 minutes will not be recommended to new audiences. A listing reel does not need that length. Stay near half a minute so a buyer finishes it.

For the MLS copy, duplicate the project and delete the end card with your name and phone. Many boards reject branding inside the media fields. Check your own rules before you paste the link. A separate note on this site covers what unbranded means in boards that publish the rule.

Check it once, then post both

Watch the vertical cut with the sound off. If a room is unreadable without the voice, the photo or the label is wrong. Watch the wide cut and confirm you did not add a couch, a pool, a paint color or a view that is not in the stills.

Post the vertical cut where your buyers scroll. Put the wide cut on the listing. The photos did not change. You gave each one a move, a short hold, and the right shape for the screen.

Skip the editing

Upload your listing photos for a vertical reel and wide, unbranded cut, for your listing marketing. Check your listing platform's acceptance rules. Nothing added that isn't in your photos.
